Commercial projects include retail interiors, retail buildings, master planning and design of production facilities, office and industrial renovations, and corporate headquarters, and medical office.
Sen Plex Corporation - 2018 The umbrella company of Oahu A/C Service and Oahu Sheet Metal & Plumbing decided to seek its independence in 2016 by purchasing a nearly 1-acre property in Kalihi. The 72 year old company had leased space from Kamehameha Schools for it entire life to this point, and made a significant move to purchase the Ed Sung building and convert it to its main campus. The program for the new space consisted of over 8,000 sf of office and 24,000 sf of contracting warehousing, sheet metal assembly and fabrication. The challenge of moving the various departments to new, efficient processes involved an extensive re-training for updated tech and processes to support digital information. The main drivers of this project included a new company culture of interaction, collaboration, and closer communication. The result was a centralization of functions, high visibility from shop to management, use of digital communication from office to field, and an open office scheme with small local conferencing for small teams.
Also important to this project was space requiring a whole new use definition of the warehouse which was transformed from dry good distribution to a fully functioning design and fabrication facility. The adaptability and flexibility of the space and furnishings were paramount in the leadership's wishes to be adaptable for future opportunities. The fun part of this project was to incorporate the trades available. All design work included heavy use of metals, sheet metal detailing, and custom plumbing trades for uses beyond their normal contracting and fabrication capabilities. Pacific Primary Care - 2017 The primary care and family physician's practice took a step toward business independence when they purchased a commercial condo space in the Imperial Plaza. This created a posture toward higher quality infrastructure and system flexibility for growth and change over time. The workflow and design of the space is tailored to a centralized workflow around Dr. Suh's work area to service exam rooms, records, and staff with instant accessibility.

Manulele Distillers - 2012-2015 A start-up distillery needs lots of attention and care as I developed a master plan for the facility as well as helped them with permitting the project. The distillery was an old quonset hut turned into a store, and finally turned into the start of a Rum tasting experience. Parking, bathrooms, a future kitchen, tasting area along with distillery buildings and accessory structures is helping this distillery turn into an eco tourism attraction. The total area of the buildings is roughly 11,000 feet.

Watabe Wedding Chapel at Ko Olina is a series of 3 buildings: a chapel, a reception hall, and a small receiving building designed in 2010. The chapel at the time was meant to be the flagship chapel for Watabe which included a banquet menu designed by Chef Alan Wong. With multiple ceremonies occurring each day, the most interesting feature about this project was the small architectural and landscape features that hid one party of guests from the other as they progressed from reception to ceremony to reception. This project was constructed by Hawaiian Dredging who demonstrated how building's should be built by transferring our revit technologies and modelling to their BIM and clash detection systems. Special kudos to the water feature by Pacific AquaScapes.

HRT commissioned two medical office buildings in this Maui Lani development. Total area was 38,000 sf. One is used as medical offices, the other is leased by Liberty Dialysis for a much needed dialysis center on Maui. Mayor Arakawa and Maui County were very helpful in helping this project launch. The buildings were built with a tilt-up concrete construction method with assistance and advisory from Lloyd Sueda, Architect. It was an honor and a privilege to work with Nordic Construction, now Nordic PCL on these projects. In 2007, this building was designed using Revit from start to finish.

Dole Plantation needed a Store Expansion to add on retail and eating facilities to it's attraction in Wahiawa. The 2nd largest attraction in Hawaii gathered 1.2 Million visitors per year in 2003. By the time we completed the project and survived the economic downturn of 2008, the numbers are swelling to 1.7 million in 2015.
The store expansion was a master plan to create a central axis to organize the future growth of the plantation, and also the design of a 17,000 sf facility for retail, dining, and demonstrations... Not to mention the sale of thousands of gallons of coffee and dole whip! Kudos to the Dole Plantation staff headed by Susan Harada, and the contractors who stayed with the project with impeccable service: SM Sakamoto, along with project managers Bowers + Kubota.
